Darlington homes

In the town

Semis are the most common home in Darlington (39% of households in the 2021 Census), followed by terraces (28.5%). Most have a pitched roof that can take panels; your quote sets out how many and on which slope.

In the villages

From Hurworth and Middleton One Row to Heighington and Piercebridge.

The villages are different again: older stone and brick houses, often in conservation areas, where the position of the panels matters as much as how many there are.

Darlington's conservation areas

Darlington Borough Council has 18 conservation areas. In the town they include the Town Centre, West End, Victoria Embankment, Parkgate and Cockerton. In the villages they include Hurworth, Heighington, Piercebridge, Middleton One Row, Haughton-le-Skerne, High Coniscliffe, Sadberge, Summerhouse, Bishopton, Coatham Mundeville and Denton.

  • In a conservation area, panels can't go on a wall, balcony or roof enclosure facing the road, and flat-roof panels need prior approval.
  • Listed buildings always need consent. The Market Place clock tower and St Cuthbert's Church are among the town's best-known.
  • Everywhere else, most houses can have roof panels without planning permission.
Article 4 direction since 2006

Northgate is different. The Stockton and Darlington Railway Northgate conservation area has had an Article 4 direction since 2006. Check with Darlington Borough Council what it covers before assuming panels don't need an application. We do this before designing.

The Tees Valley grant

Darlington Borough Council leads the Tees Valley Warm Homes partnership, with nearly £14 million of Warm Homes: Local Grant funding shared with Middlesbrough, Stockton and Redcar and Cleveland. Solar panels are an eligible measure, the installs are carried out by E.ON, and the scheme runs until March 2028. Eligibility is set nationally: broadly an EPC of D to G, and household income of £36,000 or less or a means-tested benefit.
